What borer inspections and treatment cost in Auckland

Borer prices are hard to compare because two quotes for the same house can be describing different work. The figures below are ranges that Auckland firms publish on their own websites, checked in October 2026. They are a guide to what is normal, not a price for any particular house.

Furniture, floors and weatherboards are usually quoted after an inspection. Builder repairs to weakened timber are a separate cost and are never part of a pest-control price.

Why does a borer inspection come before a treatment quote?

Because the price depends on facts nobody has until someone has been in the roof space and under the floor: which beetle, whether it is live, how many members it is in, and whether any of them are too weak to treat. A quote given over the phone has to assume the worst or the best, and either way it may be paying for timber that needs nothing.

Old damage with no sign of activity usually needs no treatment, and an inspection that says so saves the cost of spraying a roof space for borer that left years ago. Live borer in one area can be treated in that area alone. Weakened timber goes to a builder, not to a pest quote.

What makes borer treatment cost more or less?

Five things move a borer price more than anything else: how easy the roof space and subfloor are to reach, how much timber is affected, whether it is bare wood or painted, varnished or polished, which beetle is involved, and how many separate items need work. An old villa with a low subfloor and painted rimu floors costs more to treat than a bungalow with an open subfloor and bare framing.

  • Access. A crawl space with little clearance, or a roof space without boards to walk on, takes longer and may limit what can be treated.
  • Extent. A few joists along one wall is a different job from borer through the whole subfloor.
  • Finished or bare timber. Surface products reach bare timber. Painted, varnished or polished timber usually needs injection into the holes, which is slower.
  • The beetle. The two-toothed longhorn works through heartwood and tends to cause severe damage that ends in replacement, so it often brings a builder into the cost.
  • Number of items. Each piece of furniture is handled separately.
  • Moisture. A damp subfloor may need ventilation work before treatment will last.

Older houses cost more mostly because they have more untreated timber, not because the method is different.

What is not included in a borer treatment price?

Repairs. A pest-control price covers the beetle, not the timber it has weakened. Replacing piles, bearers, joists, floorboards or weatherboards is builder's work with its own quote, and some of it needs a building consent. Fixing the moisture that lets borer thrive, such as clearing vents or repairing leaks, is also usually separate and may involve another trade.

Under Schedule 1 of the Building Act, replacing some damaged components like for like, in the same position, is generally exempt from consent. Complete or substantial replacement of anything that carries the structure is not, so a full re-pile needs a consent. Published re-piling costs vary very widely: one New Zealand cost guide from 2025 puts partial re-piling at roughly $5,000 to $20,000 and whole-house work from about $15,000 to well over $100,000. Is DIY borer treatment cheaper than a professional one?

Retail products usually cost less up front than a professional visit, and no licence is needed to buy or use retail borer products in New Zealand. The catch is what they reach. Borer bombs and foggers kill only adult beetles in flight, not the larvae feeding inside the timber, and surface sprays work only on bare wood, not through paint or varnish.

DIY can make sense for a small piece of bare, accessible timber, or for furniture you can treat outside. It makes less sense when you do not know which beetle you have, how far it has spread, or whether the timber is still sound. Do the published prices include GST?

Most of the treatment and building-inspection figures quoted here are published excluding GST, which is why they carry "+ GST". Some firms publish inspection prices without saying either way. Ask whether a quote includes GST before comparing two of them, because GST adds 15% to an exclusive price.

Why won't anyone give a firm borer price over the phone?

Because the price depends on which beetle it is, whether it is live, how much timber it is in, how easy the roof space and subfloor are to reach, and whether the wood is bare or coated. Nobody knows those things until the house has been looked at, which is why most firms quote treatment after an inspection.
